Valuation
An experienced Lettings Manager will visit your property and make a professional rental valuation, taking into account location, size, condition and the demand for the particular type of home. The manager will discuss the rent that you hope to achieve, whether you will allow children, pets, smokers etc. The rent quoted will be the best obtainable rent for the property.
Responsibilities
We will explain the landlord's responsibilities to third parties when the property is let. Prospective landlords must contact their mortgage lenders as they may wish to see a copy of the tenancy agreement.
Leaseholders may need permission to underlet, and insurance companies must be advised. Landlords will normally be responsible for ground rent and service charges on leasehold property. We advise utility companies of change of occupancy on managed properties.
Refurbishments
All property must be in good decorative order. Our Lettings Manager will advise on any work needed to make the property marketable. Before the property is shown to prospective tenants any refurbishments should be completed, either by the landlord or by Noonan Crane's property maintenance division. Properties offered in good condition will not only achieve a better rental figure, but will be better maintained by the tenants.
Welcome Pack
Noonan Crane produce an individual information file for your property giving tenants local information, instruction manuals for heating and alarm systems etc., important telephone numbers, refuse collection days and a full check list of tenants responsibilities whilst renting the property.
Safety
Furniture and furnishings supplied in rental accommodation must comply with The Furniture and Furnishings (Fire) (Safety) Regulations 1988 (as amended). Some materials used to fill or cover furniture, particularly older and second hand furniture may be a fire risk and often produces poisonous gases when burning, such as cyanide or carbon monoxide. Failure to comply with the regulations is a criminal offence. Fire safety measures such as smoke alarms and fire extinguishers are strongly recommended and can be installed by Noonan Crane's maintenance division or an approved contractor.
Gas
It is a legal requirement that ALL gas appliances in a property are tested and certified annually by British Gas or a Gas Safe Registered Operator. There are no exceptions and a valid certificate must be given to tenants before they take possession of the property.
Electrical checks
Although not a legal requirement yet, responsible Landlords should ensure the electrical system is thoroughly checked beforehand and regularly (annually) throughout the tenancies.
Energy Performance Certificates
From 1 October 2008, if you're letting a property the law requires you to provide an Energy Performance Certificate (EPC) to prospective tenants. An EPC is a legal requirement for any new tenancies that begin on or after 1 October, detailing the energy performance of a property. It is carried out by an accredited Domestic Energy Assessor to ensure it meets all legal requirements and is valid for 10 years.
