Electricity and Gas

Do not have electricity or gas supply disconnected. When the tenant takes possession, our Property Manager will read the meter and inform the respective companies that the tenant will be responsible for the future supplies as from that date.

Telephones

Ask BT or your other supplier for a final account, advising them to disconnect number but not line and that an application for your line will be made in due course. BT cannot undertake or guarantee that your present number will be retained.

Water

Payment of water rates are normally the responsibility of the tenants except in properties that are let to United States Department of Defence personnel. In this case the landlord will be responsible for the water rates which will be reflected in the monthly rent. Noonan Crane Property Management will arrange the transfer of the water accounts as necessary.

Mail

Please inform the Post Office of your new address. Redirection forms are available from The Post Office. Neither we, nor your tenant can be responsible for forwarding mail.

Keys

There should be sufficient front door keys for each occupant and a further set for Noonan Crane Property Management. All keys should be clearly labelled as to their use. We code all keys in our possession for security.

Personal Arrangements

All known and regular payments, such as mortgage repayments, ground rent, insurance premiums, maintenance contracts on appliances and water rates if required, should be paid by bankers standing order, and the necessary arrangements made with your bank.

Maintenance

We will always contact you before any major (over £100) repairs or maintenance is carried out. Noonan Crane's property maintenance division will look after all general maintenance of your property, and where necessary, arrange specialist care or repair. If you have equipment or work under guarantee please advise us of the details.
In an emergency, Noonan Crane Property Management will take appropriate action and advise you as soon as possible.

Boundaries

Collapsing or damaged walls, fences and trees along the boundaries sometimes pose problems.
A sketch map should be supplied clearly showing boundaries for which you are responsible. Boundary fences are not normally covered by insurance.
