During the Tenancy
During the life of the tenancy your tenants and your property are the responsibility of our Management Department who will deal with any queries or problems that may arise. Personal attention to detail, however small is the hallmark of Noonan Crane's service.
The Complete Service - Full Property Management
Even with experience, managing a property can be a full-time job. One you do not need if you already have a full-time job or live overseas.
If you own a rental property, or you are a landlord of several investment homes, we can take that load off your plate.
What is involved?
There is much to do when letting out your property. To begin with, you need to prepare the place so it is ready to let. This involves dealing with mortgage lenders, sorting out rent collection, tax matters, insurance cover, utility bills, keys and inventories, and getting safety certificates for gas, electrics and appliances. The list goes on, but we can do all of that for you.
Once your property is fit for people to move in, we will then manage it throughout the tenancy, providing regular account statements along the way.
A Property Inspector will visit managed properties regularly and a report will be sent to you including suggestions for repairs, replacements and maintenance where appropriate. We use only professional suppliers who will do the best quality and most cost-effective work on your property. Our Management Department will oversee major maintenance work that may be necessary and make any insurance claims on your behalf.
Peace of mind
You do not want a call in the middle of the night from tenants with a leaking roof or broken boiler. So our 24-hour emergency service will be on call to handle such crises for you. When it is time for a new tenancy, we will arrange for a check-out, help negotiate any damages and reimbursements and start the remarketing of your property.
Non-Managed Property
Where a landlord lives locally and is able to maintain his property, full management may not be required. We will follow our normal thorough procedures in selecting a suitable tenant. Tenants will contact you directly for all maintenance and general queries.
Rent Collection
Wherever possible, we request that rents are paid by standing order which we are then able to monitor receipt of all in coming rents on a daily basis. This enables us to act quickly in the event of any arrears, where prompt and appropriate action is taken. Rents are processed quickly so that there is no delay in forwarding your monies either directly into your own bank account or if you prefer, by cheque. In either case you will receive from us a detailed statement.
Arrears
In the event of late payment we act promptly and effectively. Should a serious problem arise and the landlord has taken out Rent Protection insurance we will automatically, on the landlord's behalf, instruct solicitors appointed for the purpose. Otherwise various courses of action are available and will be followed through rigorously depending on the individual circumstances.
